Jeff Koon, our Managing Partner, is more than just a real estate expert—he’s a visionary thought leader. With a passion for entrepreneurial pursuits and hands-on problem-solving instilled from a young age, Jeff has cultivated a unique perspective in the industry. His journey, from ground-level operations to overseeing multimillion-dollar acquisitions, reflects a commitment to innovation and excellence.

A graduate of the University of Georgia’s top-ranked corporate real estate program, Jeff has earned accolades for his client-centric approach and ability to deliver above-market returns. Earning more praise than any other broker in the state, he is recognized for his transparent dealings and strategic foresight. To build on this expertise, Jeff has operated a private investment and development company which specialized in value-add opportunities across North Georgia in various asset classes.

Jeff’s extensive experience spans prominent developers, private equity funds, and financial institutions. He was directly responsible for the acquisition, disposition, and asset management of over $1 billion in assets.

As the driving force behind Stratus Development Group, Jeff combines his diverse skill set to shape the future of multifamily asset development. From acquisition to repositioning, his leadership ensures every project embodies thoughtful design and community-centric values.

Blake Underwood

Managing Partner

Blake Underwood is a respected figure in the Georgia real estate community renowned for his strategic investments and meticulous management approach. With a proven track record of delivering results in the competitive commercial real estate landscape, Blake brings a wealth of experience and expertise to SDG.

Blake attended the University of Georgia where he graduated from Terry College of Business with a Bachelors of Administration degree in Finance. Blake gained his experience in the real estate industry by investing his personal assets to flip and sell houses in the Athens area real estate market. When the market began to deteriorate, Blake focused his investment strategy on student-oriented rental property and eventually began developing lots and small communities.

After several successful years in the real estate industry and turning around a struggling homeowners’ association, other investors began expressing interest in having him manage their properties and investment decisions. Blake decided to obtain a real estate license and create a full service real estate firm – Athens Real Estate Group.

Today, Blake has partnered with Jeff and Stratus Property Group to found Stratus Development Group. He uses his hard-earned, hands-on experience in the real estate industry to help his clients structure a real estate portfolio to fit their needs
